
On July 11, 2026, the 21st Century ROAD to Housing Act was passed into law. It is a comprehensive, bipartisan federal housing statute aimed at tackling the national housing shortage and reducing construction costs. The legislation focuses on cutting regulatory red tape, boosting local banking capacity, and restricting large-scale corporate home purchases.
The bill passed the House and Senate with overwhelming bipartisan majorities and automatically became law when it was left unsigned by President Trump after the 10-day congressional review period.

- The House passed H.R. 6644, the 21st Century ROAD to Housing Act and sent the bill to the President’s desk. H.R. 6644 reduces unnecessary regulatory barriers to new home construction, modernizes HUD programs, addresses concerns about large investors unfairly competing with individual homebuyers, and enables community banks to more freely deploy funding.
